There are also a certain number of bedrooms and bathrooms, maybe an open floor plan or granite countertops, and the price is always a deciding factor, but there are other factors that clients may not even be aware of.
Is the house a true fit? Many buyers subconsciously either love a house, hate it, or are indifferent. It could be associated with certain smells, that either remind them of a house they loved or didn't love. It could be a house that reminds them of a home from their childhood with good memories. It could have certain features that really sell it for them, like a fireplace, or a beautiful staircase. Either way people sometimes react to houses in a way that even they don't understand.
If it's a house they love, they will do everything possible to own it. The hard situation is when one of the buyers is in love and one may be indifferent or even not liking the house at all.
With a competetive market and low inventory, buyers may have to make an offer quickly on a house they love to avoid missing out. Making a competitive offer is key to buying the house of their dreams.
