Great Two-Day Boot Camp at Agent Rising

Agent Rising Real Estate School just completed their two-day Boot Camp on Friday and Saturday! It was a great two-day class at the Rise Welcome Center at 145 Fairhaven Road in Mattapoisett.

The Rise Welcome Center has undergone a renovation complete with standing tables, poufs on the floor with low tables, and conventional round table set up.

The energy  in the room was great.  People could rotate around the room and this helped with the 10 and a half hour days.  Instructor Kate Lanagan MacGregor  also included co-teaching with students in her instructor course.  This helped to shake it up a bit and add a little bit of variety to the classes.

She started the day off with a treasure hunt.  People in the room were mixed up so they were not with who they came with. Students really enjoyed it and said it was the highlight of the class.

All in all Kate felt it was a phenomenal class but they ran out of time.   A new change is opening  up the center for studying.  Students are excited to use the Agent Welcome Center for studying and are busy starting study groups to help prepare for their real estate exam.

Real Estate Tool Box

What’s in your real estate tool box literally?  We have all kinds of real estate tools to help us in business, such as ipads and websites and apps for our phones we can use, but what about the actual day to day duties of being a real estate agent?

A reliable car is always a must and the more economical the better.  Realtors can rack up lots of miles in their day to day travels and keeping track of mileage at tax time is important.  You can keep  a log on your iphone or ipad and the Maps App will let you know the mileage if you use it to find your next destination.  A good old small notebook in the visor of your car can also perform the same duty if you are not as tech savvy.

There are always signs to put up when you get a new listing. Having a car to carry the signs can also be an issue. A small sledge hammer with a rubber head is a great tool for driving in the stake.  Zip ties are also essential for hanging signs on the posts, adding riders and fixing any broken parts.  A rider with your personal name and number is a great investment.

What about smoke detectors?  Many homeowners may need help with installing missing smoke detectors and a small battery-powered drill with a phillips bit can help  you easily install a battery-powered smoke detector.  Extra screws are always handy to keep in your tool box.  The ones that come with the smoke detectors can be easily lost.

A good bright flashlight is always a must when showing a house.  Whether you are the buyer’s agent or listing agent, the client may forget a flashlight to check out all the dark spots in the basement or attic.  You will always be prepared if you keep one in your car.

These are just some of the tools you may want to keep handy to keep your real estate day running smoothly.  There’s no more greater frustration than showing up to put up a sign at a listing and not having the tools to get it done.

Keep a tool kit in your trunk with all the essentials and you will be ready for any situation. Find a cute bag to put them all in so you are always prepared and looking stylish too!

Home Safety

Our homes are a huge part of our lives.  Whether we have lived in many homes or still in our first house we ever bought, our home is where our heart lies.  How can we keep the home we love safe and accessible as we age or for our senior family members?

There are many easy and cost-effective steps we can take to keep our homes safe.

Be sure all stairs have handrails whether inside or outside.  Make sure your landing is wide outside and consider getting rid of stairs outside altogether and landscape a gentle rise to the door.  Add lights down your outside walkway to keep falls to a minimum. Be aware of the weather.  Keep walkways and paths clear after a snowstorm.  Shoveling early can prevent a buildup of ice later.  Make sure you have salt on hand if ice is an issue.

Do you have a downstairs room you can convert into a master bedroom if your current bedroom is upstairs?  Stairs can become difficult as people age and a downstairs bedroom can be a huge help.  If this is not possible, make sure the handrails are secure and consider putting non-slippery stair treads for secure footing. Although, it may be pricier, you can install a chair lift or even possibly an elevator.

Adjust the height of the bed for ease of getting in and out and make sure you have easily reachable lighting as well as a phone on the nightstand. There are many kits available to adjust the bed height.  This can help prevent a nightime fall.

Grab bars in the shower and near the toilet are important to prevent falls.  Bath mats and bath seats can also help.

In the kitchen, whistling tea pots and loud timers can help seniors remember when they have something on the stove.

Another hazard is throw rugs.  They tend to bunch up and can easily cause a fall.  Make sure all doorways and halls are free and clear for easy access to the whole house.  Decluttering can go a long way.  It leaves much less hazards to trip or fall over.

Cell phones are a must as  we age.  Keep it charged and near at all times, especially in the car and out in the yard.  This can help if there’s a fall, to get help quickly.

We love our homes and this will help keep us in our homes as we age or as we add older family members to our household.

Marketing with Videos

Videos are a powerful way to market to your audience, and the possibilities are endless! You can create a video to market a specific property, highlight a happy customer or share information. But it seems that most people shy away from videos, whether it be fear of the unknown or it’s possible they’re camera shy. So we did some research and came up with great tips on how to start creating videos.
1. Define your audience– before you even pick up the camera and begin filming you need to decide who you want to reach.

2. Define your goal-decide what message you are trying to get across to your audience and how.

3. Pick a topic that has done well in a different format and convert that into a video!– Can’t think of anything new for a video? Use something you’ve already created, such as a video for a blog post that’s already been written.
4. Record yourself reading your script– Use your phone or whatever tool you have and practice!
5.  What’s better than a video testimonial from a happy client?  Ask your client is they wouldn’t mind giving you a two-minute testimonial.  Short and sweet is the best. It doesn’t have to be perfect just genuine.  Use your IPad and record them telling about their experience.
6.. Embed your video into your blog, website or share the link on your social networks– Share with your target audience and look for feedback.

Tips for Managing Your Time in Real Estate

Real Estate can be a time consuming career, but there are many tips for managing your time and making time for personal and family life. 

Real estate agents spend a lot of time on support activities which include: prospecting, lead follow-up, taking listings and making sales. You can’t avoid these activities which support your career, but you can try to handle them more efficiently and with less time.

One helpful tip is to make chunks of time.  MLS searches, filing, faxing, copying and clouding are some tasks you can try to do in one session at a certain day of the week instead of constant interruptions of your day. Keep a list of what needs to be done and set aside a certain amount of time one day a week to tackle.

Also block a certain amount of time each day to search the web and do other web-related activities. Keep a time limit so you don’t become too distracted on unimportant activities.

Pick a certain time of day for prospecting by writing thank-you notes and sending out pop-bys . This will keep you at the forefront of your clients’ mind.

Another good tip is to give a quick call to your active clients and listings on a certain day each week. Even if you don’t have anything new to report, at least they know you are keeping them informed and on the job. A “just checking in” call is always appreciated.

Turn your phone off at a certain time each night to enjoy dinner and family time.  Your clients can wait until the morning if anything comes up.

Pick a day or two each week for family activities and personal time.  Working 24-7 will wear you out quickly.  You want to be efficient but time off is important too.

Christmas in the Tri-Town

Christmas is almost here and the tri-town of Marion, Mattapoisett, and Rochester are always host to some great events celebrating the holidays.

Saturday, December 7th, the Old Rochester Regional High School Drama Club will have a matinee show of “Elf the Musical” at 12:30 pm. The show will conclude with a visit from Santa for a meet-and-greet with the kids. Don’t forget your cameras.

Also, on Saturday, December 7th is the annual “Santa Run: 5K. Hundreds of “Santas” will be running through the village of Mattapoisett. The “Youth Elves Run” fun run  for ages 13 and under, will start at 12:30 pm and the Santa Run 5K will start at 1:00 pm. The Santa Run has been changed from Downtown New Bedford to Mattapoisett this year.

Sunday, December 8th, brings Santa to the Rochester Senior Center on Dexter Lane for the Lion’s Club annual “Breakfast with Santa.” The event will run from 8:00 am to 11:00 am with a full breakfast menu.  There will also be holiday crafts, games, and cookie decorating.  The Lions suggest a $5 donation for photos with Santa.

Sunday, December 8th, also brings Santa to Marion at the Benjamin D. Cushing Community Center annual “Pizza with Santa” from 11:00 am to 1:00 pm. They will be collecting new, unwrapped toys for it s “Fill a Cruiser” toy drive for area children in foster care and adoption services.

Also, on Sunday, is another matinee at 2:00 pm for “Elf the Musical”

Sunday also features the favorite Marion Holiday Stroll at 3:00 pm. Santa will arrive at the Marion Town Wharf off Front Street and board his horse-drawn carriage for a parade through the village. Word on the street is the Grinch may be spotted also.  The event is from 3:00 pm to 5:30 and will end with the tree lighting at Bicentennial Park at the corner of Main Street and Spring Street.

Rochester will hold their Annual Tree Lighting on Monday, December 9th at 6:30pm on the Rochester Town Green in front of the Town Hall.  The Rochester Memorial School Band and Chorus will be performing and of course there will be a visit from Santa on his Fire Engine.

Santa will be back on Saturday, December 14th from 3:00 pm to 5:00 pm at the Mattapoisett Holiday in the Park.  The big tent will feature fresh food from local restaurants and a performance by the Showstoppers.

It’s a great time in the tri-town.  Come on out and enjoy the festivities!
