Holidays are a Great Time to Buy

holidaysThe holidays will soon be here and it’s a great time to spend with family and friends. On another note, it’s also a great time to buy real estate. You may have to brave the elements, and put up with the craziness of the holidays, but it is definitely worth it.

Although inventory is generally limited, if you are persistent, you have less competition and can negotiate a great deal.

Also, sellers are usually motivated if they decide to put their home up for sale during the busy holidays.  There are many reasons why a seller may have to sell their home soon, such as relocation or they may want to be in their new home by Christmas. This can all work in a buyer’s favor.

There may be great tax advantages to closing before the end of the year depending on your tax situation.  If you are in the market for a new home, it can be a great decision to start looking.

Interest rates are always fluctuating but tend to lower at the end of the year.  It’s not a given, but a trend a buyer can take advantage of.

Sometimes closings are quicker at this time of year.  Even though lenders, and real estate agents are busy with their own holiday plans and work less, there is a great incentive to close before Christmas and finish the deal before the New Year.

New Year

End the Year on a High Note

It’s December 2nd and we have a limited amount of days left for the year but there is still time to end the year strong!

With all the hustle and bustle of the holiday season, it’s tempting to let your business slide and wait to pick it up next year, but there is still time to do both.

We know there is much to do with shopping and decorating and wrapping, but its a great time to spend with family and friends.  It’s important to work family time in with all your activities.  Enlist your family’s help to wrap presents, and make holiday treats and spend a fun night decorating and enjoying family time.

Don’t let your day to day business fall by the wayside.  It might not be a great time to start a new initiative, but daily maintenance on your business is a must.  You can also incorporate the Christmas holiday into your business with holiday cards and pop-by gifts. A great December means a great January.

Expanding Your Database Daily!

How do you expand your database of potential clients?  First, take another look at all
of the people who provide services to you.  Your hair stylist is providing you a service.
Wouldn’t it be great if you could do the same for her?  Your mechanic is providing you
a service, wouldn’t it be great if you could do the same for him?

Even if they are not currently in the market to buy or sell a home, you can still be of service
by becoming their information source on all things real estate related. It may take a little
practice, but you need to become adept at offering your services on a regular basis. Just as
you would be interested in receiving car maintenance advice from your trusted mechanic, or
hair color recommendations from your trusted stylist, they will appreciate getting housing
market information from you, their trusted real estate agent. Be careful not to encroach on
another agent’s client.

Create your value communication items – Find sources of real estate related consumer information.  If you are a Realtor, these are readilyavailable on the National Association of REALTORS’ website www.realtor.org.

Rehearse your lead generation conversation – Sketch out and rehearse a potential conversation you might have with someone who provides you a service. Maybe something like:  “You always do such a great job on my hair, Becky.  I hope that some day I can be of service to you.  Do you have a real estate agent that you are working with now?  (If yes, back off.  If no, then continue.) Would you mind if I occasionally sent you
some information on real estate related topics? I will leave you my business card, but what is your mailing or email address?”

Keep at it, and before you know it, asking to be their real estate connection will become second nature and your database will continue to grow.

NAR Annual Realtor Conference

NAR Annual Conference in San Francisco

Kate Lanagan MacGregor, co-owner of BOLD Real Estate and owner of Agent Rising Real Estate School was excited to attend the National Association of Realtors Annual Conference in San Francisco last week.

Real Estate 2020

What will 2020 bring in the real estate world?  Here is the latest news on how the real estate market will fare in the New Year!

The indicators are predicting that home sales will increase and be a shining star in the economy of 2020.  Sales from existing homes and new homes will keep the real estate market on solid ground.

Real estate sales activity are predicted to increase in 2020, contrary to past beliefs that sales would decrease in the coming year.  The reason for this could be linked to low mortgage rates.

Inventory still continues to be an issue.  There is a shortage of homes to sell in comparison with the buyers out there looking. This is more of an issue with lower-priced homes and first-time home buyers. This means more time to find the house of your dreams.

While predicting the future is never completely accurate, mortgage rates are predicted to creep up slightly but still stay under the 4% mark.  This is good news for buyers and can help with their sense of urgency to find a home.

House prices are expected to rise in 2020 but at a slower rate than 2019.  It all depends on what housing market you are looking at.  Some markets are actually seeing a price drop which may continue in 2020.

Since home prices have risen in the last few years and mortgage rates have stayed lower, the country will see a lot of refinancing in the year ahead.

All in all, 2020 seems like a year of small changes and could look a lot like 2019.

Energy Efficient Landscaping Tips

Better Homes and Gardens has some great energy efficient tips for landscaping your yard according to your region of the country.

Sitting under a shade tree on a hot day makes you cooler, and standing by a wall on a cold, windy day makes you feel warmer.  You can landscape your yard to offer your home those same benefits. It just takes a bit of planning in the way you site trees, fences, and other elements.

Some things to consider:

A well-positioned tree can save up to 25 percent of your home’s energy for heating and cooling.

A tree-shaded yard can be up to 6 degrees cooler than a sunny yard. A shaded lawn can be up to 25 degrees cooler than sunny pavement.

Shading your home’s roof can increase your air conditioner’s energy efficiency by more than 10 percent.

A single shade tree equals the cooling power of 15 air conditioners — and it runs for free!

Three house-shading trees can cut your cooling bill by as much as half.

Windbreaks can cut winter heating bills by 10 to 30 percent.

The Northeast: In most of your region, you want to take advantage of the sun’s heat during the winter, so plant deciduous trees on the south- and west-facing sides of your home. This will do double duty: In summer, their leafy canopy will shade your house, helping to keep it cooler. It’s also helpful to use a windbreak of trees or large shrubs to the north or northwest side of your home. This block will prevent winter winds from stealing as much of your home’s heat.

These are some great tips when you are changing or designing your outdoor space.  Winter is almost here! Now is a great time to design a new outdoor space and implement the design in the coming spring.

Fall and Winter Selling Tips

Spring is always advertised as the best time to sell a home but the fall and winter market is a great time too!  What should you do to keep your house looking it’s best and ready to sell?

Keep up with your system maintenance.  Now is the time to turn on the heat and and stoke up the fire.  Make sure your heating system is serviced and trouble-free and it’s a great time to clean the chimneys and make sure your woodstoves and fireplaces are safe and in working order.  Regular maintenance will keep all your appliances working properly.

Keep up with the outside maintenance also.  Keep the grass cut, leaves raked, or snow shoveled so the yard looks its best and is safe for showings. You might want to pull out some spring photos you have of the house.  The fall and winter look of your home may be cozy but you also want sellers to see what it looks like with flowers blooming and grass growing.

Take advantage of the seasonal decor.  Halloween, Thanksgiving, and Christmas can show your home in a great light.  A cozy fire and great aromas such as potpourri simmering on the stove can add to the homey feel of the home.   Keep the decorations light and classic.  Halloween pumpkins and mums and gourds are a great look, but avoid the gore and scary aspects of Halloween, such as spider webs, Friday the 13th characters or scary masks.  For Thanksgiving and Christmas, less is more.  Classic decorations are in order rather than over the top lights and displays.

Lighting is important when we turn the clocks back  and it gets darker earlier.  Make sure there is plenty of lighting inside and out to keep the home bright and cozy.  Showings may be after dark, and a lit up yard can help potential buyers see the yard better.

There may be less showings at this time of year, but buyers are usually serious.  Try to be flexible with showings so buyers have the chance to get in and see the house according to their schedules. The days may be getting shorter but there is still plenty of time to sell your home.
