Pending Sales in Real Estate Up in November

The number of single-family homes put under agreement in the month of November rose two percent over the last year, marking full year of year-over-year increases. However, condominium pending sales for the month fell from this time last year. From November 2017, the median price for pending single-family homes and condominiums saw over a four percent hike to $397,000 and a one percent hike to $375,000, respectively. 

“Thanksgiving preparations and Black Friday shopping didn’t stop home buyers from finding time in November to make offers on single-family homes,” said 2018 MAR President Rita Coffey, general manager of CENTURY 21 Tullish & Clancy in Weymouth. “Even though prices are ticking closer to the $400,000 mark, with pending sales being up for the past 12 months, home buyers are showing us that the demand is still there.”

Staging Your Home to Sell at the Holidays

Christmas is almost here but the real estate market marches on and there are still buyers and sellers looking to buy or sell their home.  It can be a little daunting at this time of year when you have your home on the market and are looking to make it look its best for the holidays.  You’d like to enjoy your last holiday at your home but also know less is better when you have a home to sell.

What to do? Here are some tips.

Subtle touches are best like a simple Christmas wreath on the door, pretty centerpiece on the table and maybe some homey Christmas smells. Keep to one theme.  Maybe your decorations are earthy like cranberries and real Christmas greens or a certain color like white lights and white decorations.  Keep to the theme so everything looks clean and cohesive.

You may have some special features you’d like to highlight like a fireplace mantel or crown moldings or an attractive doorway.  Place some simple decorations to accent the feature and draw the eye to it but not so much that it is hidden and hard to see.

Put up some simple white lights and forgo the tacky decorations and don’t over do it.  Simple is better.

A Christmas tree is a nice feature but consider your room.  You may not mind if your tree takes up a lot of your room, but your buyers will think the room is small.  If your ceilings are high, pick a taller tree to accent that.  You may want to go with a smaller, thinner tree this year if your space is limited.  It will make the room look bigger.

Turn your heat up.  You want the home to feel warm and toasty.  If you have a fireplace, keep a fire going.  It really makes the home feel cozy and you buyers will want to stay and look around.

Food is always a great touch! At this time of year, warm drinks and sweet treats are desirable.  Hot cider, hot chocolate and homemade cookies make the house smell good and everyone loves a warm, tasty treat.

Selling or Buying a Home During the Holidays

How do you sell or buy a home in the last two months of the year?   The holidays are  the time of year when we think of getting together with family and friends and hunkering down at home by a cozy fire.  Typically, the last two months of the year show less listings coming on the market and less buyers out there looking.

Sellers do not want to worry about showings during the busy holiday season and may think to wait until the New Year to put their home on the market.  Buyers are busy with the holidays and do not want to worry about moving during the holiday season.

All that being said, this time of year can also be a great time of year to buy or sell a home!  For sellers, homes always look cozy and warm dressed up for the holidays.  Less is more so the home looks cozy but not cluttered.  There may be less homes on the market so competition is up.  Holiday buyers are generally more serious.  There may be a specific situation that requires a move and they may have a time frame to find a house.

Buyers can also be reassured that sellers are also excited to sell their home.  If they weren’t serious, they would be waiting until the first of the year to start the selling process.  There may be some reason, they need to sell as soon as they can.

So, don’t worry about the end of the year market.  This can be a great time for buying and selling!

Fall is a Great Time to Sell a Home

Fall is a great time to sell a home!  Summer is over and kids are back in school and we haven’t fallen into the holiday haze yet.

How do you get your home ready for a fall sale?

Clean up the yard.  Rake up any leaves that have fallen and clean out your flower beds.  Fall is a great time to decorate.  Pumpkins and mums, and a basket of gourds  can make your home look homey!  Don’t go overboard with Halloween decorations! Keep it clean and classy!

Wash your windows and make them shine! Clean away all the summer dust and take the screens out.  The home will look lighter and brighter.

Now is a great time to have a maintenance check on your furnace. The home inspection will bring up any problems so the best thing is to have them taken care of now.  Your buyers will be pleased to know the furnace was recently serviced.

Have the fireplace cleaned and ready to have a cozy fire when buyers come through.

Bake some delicious fall goodies such as pumpkin pie and apple crisp to make your home smell delicious and cozy.

Make use of pretty autumn colors to add some throw pillows or centerpieces  to your home decor.  Splashes of color always add to the home’s ambiance.
