Christmas in the Tri-Town

Christmas is almost here and the tri-town of Marion, Mattapoisett, and Rochester are always host to some great events celebrating the holidays.

Saturday, December 7th, the Old Rochester Regional High School Drama Club will have a matinee show of “Elf the Musical” at 12:30 pm. The show will conclude with a visit from Santa for a meet-and-greet with the kids. Don’t forget your cameras.

Also, on Saturday, December 7th is the annual “Santa Run: 5K. Hundreds of “Santas” will be running through the village of Mattapoisett. The “Youth Elves Run” fun run  for ages 13 and under, will start at 12:30 pm and the Santa Run 5K will start at 1:00 pm. The Santa Run has been changed from Downtown New Bedford to Mattapoisett this year.

Sunday, December 8th, brings Santa to the Rochester Senior Center on Dexter Lane for the Lion’s Club annual “Breakfast with Santa.” The event will run from 8:00 am to 11:00 am with a full breakfast menu.  There will also be holiday crafts, games, and cookie decorating.  The Lions suggest a $5 donation for photos with Santa.

Sunday, December 8th, also brings Santa to Marion at the Benjamin D. Cushing Community Center annual “Pizza with Santa” from 11:00 am to 1:00 pm. They will be collecting new, unwrapped toys for it s “Fill a Cruiser” toy drive for area children in foster care and adoption services.

Also, on Sunday, is another matinee at 2:00 pm for “Elf the Musical”

Sunday also features the favorite Marion Holiday Stroll at 3:00 pm. Santa will arrive at the Marion Town Wharf off Front Street and board his horse-drawn carriage for a parade through the village. Word on the street is the Grinch may be spotted also.  The event is from 3:00 pm to 5:30 and will end with the tree lighting at Bicentennial Park at the corner of Main Street and Spring Street.

Rochester will hold their Annual Tree Lighting on Monday, December 9th at 6:30pm on the Rochester Town Green in front of the Town Hall.  The Rochester Memorial School Band and Chorus will be performing and of course there will be a visit from Santa on his Fire Engine.

Santa will be back on Saturday, December 14th from 3:00 pm to 5:00 pm at the Mattapoisett Holiday in the Park.  The big tent will feature fresh food from local restaurants and a performance by the Showstoppers.

It’s a great time in the tri-town.  Come on out and enjoy the festivities!

Energy Efficient Landscaping Tips

Better Homes and Gardens has some great energy efficient tips for landscaping your yard according to your region of the country.

Sitting under a shade tree on a hot day makes you cooler, and standing by a wall on a cold, windy day makes you feel warmer.  You can landscape your yard to offer your home those same benefits. It just takes a bit of planning in the way you site trees, fences, and other elements.

Some things to consider:

A well-positioned tree can save up to 25 percent of your home’s energy for heating and cooling.

A tree-shaded yard can be up to 6 degrees cooler than a sunny yard. A shaded lawn can be up to 25 degrees cooler than sunny pavement.

Shading your home’s roof can increase your air conditioner’s energy efficiency by more than 10 percent.

A single shade tree equals the cooling power of 15 air conditioners — and it runs for free!

Three house-shading trees can cut your cooling bill by as much as half.

Windbreaks can cut winter heating bills by 10 to 30 percent.

The Northeast: In most of your region, you want to take advantage of the sun’s heat during the winter, so plant deciduous trees on the south- and west-facing sides of your home. This will do double duty: In summer, their leafy canopy will shade your house, helping to keep it cooler. It’s also helpful to use a windbreak of trees or large shrubs to the north or northwest side of your home. This block will prevent winter winds from stealing as much of your home’s heat.

Back-to-School and Real Estate

It’s that time of year again.  Kids are heading back to school and fall is in the air!

How does that relate to real estate?  School districts can play a major role in choosing a home. Recent surveys show that school district boundaries play a major role in choosing a home in 60% of home buyers.

Many buyers are willing to make concessions on what kind of home they would like to buy if it is in the school district that they would like to see their children attend.  Many are willing to pay a little more and settle for less features that they are looking for to be in a better school system.

The best way buyers can find out about local school systems is to do a search of the areas they are interested in and also to find a local realtor who is knowledgeable about their area and the local school districts.  Check out features of the nearby school districts and their report cards.  Talking to other parents is also a great way to learn about a  quality school system for your children to attend.

Interest Rates Lowered

The Federal Reserve cut interest rates last Wednesday.  This is the first cut in quite awhile and is designed to stave off an economic downturn.

How will this affect the real estate market?  This will probably not affect the typical buyer with a 30-year mortgage.  Their interest rate is already hovering around 4%.  This could help buyers with other types of financing such as adjustable-rate loans and commercial loans.

However, lower rates could help buyers with rising house prices.  With lower interest rates, buyers may be able to purchase more house than they could last year.  Instead of a home in the high $300,000’s, they may be able to afford something in the low $400,00’s.  The increase in purchase power is greater than the recent price increases.  This can be a great advantage to buyers.

Summer Yard Maintenance Tips

Summer is almost here and the spring real estate market is hot!  Now is a great time for summer maintenance on your yard and lawn to get your house ready for a summer sale!

It’s a great time to start weeding your lawn and flower beds before the weeds become established.  Pulling weeds after a rainstorm may be messy but wet weeds pull out very easily as opposed to a dry hard soil!

Pruning is also important at this time of year. Cut back all the dead branches to give more power to the plant.  It’s also a great time to prune any fruit trees and shrubs.

Cut the grass now before it gets too tall.  Do not cut it too short and take the time to sharpen your mower blades to start the season.  Follow up with a string trimmer to keep everything looking neat and clean.

Add mulch to all your flower beds.  Mulch helps keep the moisture in when it rains or you water.  There are all kinds of different mulches to choose from.

Use an edger on the sides of driveways and sidewalks! It leaves a crisp, clean look.

Fertilize your lawn and flower beds.  They will benefit from the boost after a long, cold winter.  There are many organic products to choose from that are safe for children and pets.

Think about your watering system now.  It’s better to water deeply and less often.

Brighten up your perennial garden with a few new additions or also some colorful annuals.  You can also add hanging baskets, pots and window boxes full of annuals to your house for a burst of color.
