Meet Steve DeSousa, our newest ScholarSHARE recipient!  Steve is a New Bedford, MA. native.  Growing up in a bilingual home has given him an advantage with working with people in this area.

Steve is a college graduate and has held a number of different careers but feels he has finally  found his niche with real estate.  Steve is not a stranger to hard work and is excited to put in the time to help his clients find their dream homes.

He is excited to meet and learn from other agents as well as constantly learning and evolving with continuing education classes.  He aspires to be an inspiration to other agents that hard work and perseverance pays off.

Summer Yard Maintenance Tips

Summer is almost here and the spring real estate market is hot!  Now is a great time for summer maintenance on your yard and lawn to get your house ready for a summer sale!

It’s a great time to start weeding your lawn and flower beds before the weeds become established.  Pulling weeds after a rainstorm may be messy but wet weeds pull out very easily as opposed to a dry hard soil!

Pruning is also important at this time of year. Cut back all the dead branches to give more power to the plant.  It’s also a great time to prune any fruit trees and shrubs.

Cut the grass now before it gets too tall.  Do not cut it too short and take the time to sharpen your mower blades to start the season.  Follow up with a string trimmer to keep everything looking neat and clean.

Add mulch to all your flower beds.  Mulch helps keep the moisture in when it rains or you water.  There are all kinds of different mulches to choose from.

Use an edger on the sides of driveways and sidewalks! It leaves a crisp, clean look.

Fertilize your lawn and flower beds.  They will benefit from the boost after a long, cold winter.  There are many organic products to choose from that are safe for children and pets.

Think about your watering system now.  It’s better to water deeply and less often.

Brighten up your perennial garden with a few new additions or also some colorful annuals.  You can also add hanging baskets, pots and window boxes full of annuals to your house for a burst of color.

Summer Real Estate Market

Summer is fast approaching!  What can you do to be assure a successful real estate summer?

Keep up with technology! Technology is always changing and new apps are always popping up.  Keep up with the newest apps. Be familiar with the latest ways your clients are finding homes and looking on the web and be knowledgeable to help show your worth as their agent.

Also, don’t forget your older clients who are unfamiliar with technology and not comfortable using it. You may have to go old school and actually finalize transactions in person.  Older clients may prefer the personal touch but they are a great source of referrals.

Stay abreast of new builds and maybe find a builder or contractor who is willing to keep you in the loop and vice versa.  Helping clients find a new build they will love can be a win win for both of you.

Don’t forget to keep in touch with past clients.  A simple note or popby can help remind them why they worked with you in the first place.  They may be ready for another move or may know someone who is.

Finally, remember why you got into the real estate business in the first place.  Helping people find a home for their family or sell a house to move on is a huge decision in their life.  Being there to help guide them through the process with the least amount of stress possible is a huge part of being a realtor.  It can be an extremely rewarding experience for all the parties involved.

Get Your Home Ready for a Spring Sale

It’s Spring and now is a great time to get your home ready for a Spring sale.  What are some tips for getting your home Spring ready?

To start with, let the spring light in.  Wash the windows, open the curtains and let the sunshine in.  Your home will look brighter and cheerier. Get rid of outdated and dreary curtains and valances or blinds.  Go for light and airy.

Consider small renovations on the kitchen and bathrooms.  You may not have a lot of money for a large renovation but small changes can make a big difference,especially if the kitchen and bathrooms seem really outdated.  Paint is cheap and can make a huge difference.  Neutrals, whites and greys are always a safe bet.  A few new light fixtures can make a huge difference too.  Make sure all your lightbulbs are in working order.

Make small repairs.  Fix anything that is obviously broken, stuck or in need of repair.

Updates on the outside of the house give you the most bang for your buck.  Paint the front door, clean up all the landscaping, rake, mulch, cut the grass, invest in some hanging baskets or planters with bright flowers, or even power wash the outside of the house.  You want everything to look bright and clean.

Spring Housing Market

What’s going on in the Spring Market for first time home buyers?  Home price increases are slowing down and home prices are expected to rise only 2% in the next 12 months.

While inventory is growing, the bad news is the rising inventory is with higher priced luxury homes which have been slow to sell.  Inventory of lower priced homes- $250,000 and under is still slow to rise.  Many first-time home buyers have been priced out of the market.

There is some good news.  Interest rates have dipped and many buyers are getting out of the rental market and looking to buy.  The lower interest rates can make a difference in their buying power.

Interest rates are low, unemployment is low and there has been an increase in wage growth.   This is making many first-time home buyers take a chance at getting back into the buying market.  They may find that the market is less competitive than in the past.  There is still a trend to find the “perfect house” rather than one that is “good enough.”

Many lenders are trying to make it easier for buyers to become prequalified and be ready when the “perfect house” comes along.  With all the new technology, this makes it easier than ever for buyers.
