NAR Annual Realtor Conference

NAR Annual Conference in San Francisco

Kate Lanagan MacGregor, co-owner of BOLD Real Estate and owner of Agent Rising Real Estate School was excited to attend the National Association of Realtors Annual Conference in San Francisco last week.

There were keynote speeches from Magic Johnson and Billie Jean King which were inspirational and motivating. Real Estate 2020

What will 2020 bring in the real estate world?  Here is the latest news on how the real estate market will fare in the New Year!

The indicators are predicting that home sales will increase and be a shining star in the economy of 2020.  Sales from existing homes and new homes will keep the real estate market on solid ground.

Real estate sales activity are predicted to increase in 2020, contrary to past beliefs that sales would decrease in the coming year.  The reason for this could be linked to low mortgage rates.

Inventory still continues to be an issue.  There is a shortage of homes to sell in comparison with the buyers out there looking. This is more of an issue with lower-priced homes and first-time home buyers. This means more time to find the house of your dreams.

While predicting the future is never completely accurate, mortgage rates are predicted to creep up slightly but still stay under the 4% mark.  This is good news for buyers and can help with their sense of urgency to find a home.

House prices are expected to rise in 2020 but at a slower rate than 2019.  It all depends on what housing market you are looking at.  Some markets are actually seeing a price drop which may continue in 2020.

Since home prices have risen in the last few years and mortgage rates have stayed lower, the country will see a lot of refinancing in the year ahead.

All in all, 2020 seems like a year of small changes and could look a lot like 2019.

Energy Efficient Landscaping Tips

Better Homes and Gardens has some great energy efficient tips for landscaping your yard according to your region of the country.

Sitting under a shade tree on a hot day makes you cooler, and standing by a wall on a cold, windy day makes you feel warmer.  You can landscape your yard to offer your home those same benefits. It just takes a bit of planning in the way you site trees, fences, and other elements.

Some things to consider:

A well-positioned tree can save up to 25 percent of your home’s energy for heating and cooling.

A tree-shaded yard can be up to 6 degrees cooler than a sunny yard. A shaded lawn can be up to 25 degrees cooler than sunny pavement.

Shading your home’s roof can increase your air conditioner’s energy efficiency by more than 10 percent.

A single shade tree equals the cooling power of 15 air conditioners — and it runs for free!

Three house-shading trees can cut your cooling bill by as much as half.

Windbreaks can cut winter heating bills by 10 to 30 percent.

The Northeast: In most of your region, you want to take advantage of the sun’s heat during the winter, so plant deciduous trees on the south- and west-facing sides of your home. This will do double duty: In summer, their leafy canopy will shade your house, helping to keep it cooler. It’s also helpful to use a windbreak of trees or large shrubs to the north or northwest side of your home. This block will prevent winter winds from stealing as much of your home’s heat.

These are some great tips when you are changing or designing your outdoor space.  Winter is almost here! Now is a great time to design a new outdoor space and implement the design in the coming spring.

Fall and Winter Selling Tips

Spring is always advertised as the best time to sell a home but the fall and winter market is a great time too!  What should you do to keep your house looking it’s best and ready to sell?

Keep up with your system maintenance.  Now is the time to turn on the heat and and stoke up the fire.  Make sure your heating system is serviced and trouble-free and it’s a great time to clean the chimneys and make sure your woodstoves and fireplaces are safe and in working order.  Regular maintenance will keep all your appliances working properly.

Keep up with the outside maintenance also.  Keep the grass cut, leaves raked, or snow shoveled so the yard looks its best and is safe for showings. You might want to pull out some spring photos you have of the house.  The fall and winter look of your home may be cozy but you also want sellers to see what it looks like with flowers blooming and grass growing.

Take advantage of the seasonal decor.  Halloween, Thanksgiving, and Christmas can show your home in a great light.  A cozy fire and great aromas such as potpourri simmering on the stove can add to the homey feel of the home.   Keep the decorations light and classic.  Halloween pumpkins and mums and gourds are a great look, but avoid the gore and scary aspects of Halloween, such as spider webs, Friday the 13th characters or scary masks.  For Thanksgiving and Christmas, less is more.  Classic decorations are in order rather than over the top lights and displays.

Lighting is important when we turn the clocks back  and it gets darker earlier.  Make sure there is plenty of lighting inside and out to keep the home bright and cozy.  Showings may be after dark, and a lit up yard can help potential buyers see the yard better.

There may be less showings at this time of year, but buyers are usually serious.  Try to be flexible with showings so buyers have the chance to get in and see the house according to their schedules. The days may be getting shorter but there is still plenty of time to sell your home.

Finance Options When Buying a Home

It’s a great time to be  looking for a new home.  With that, comes all the financial decisions.  Do you have cash or will you be looking for a mortgage loan?

All these options may be confusing but the best first step is to speak with a mortgage lender and discuss your options.  Before you start looking at homes you are interested in, it’s important to meet with a mortgage specialist.  They can explain the different types of loans you may qualify for.  They will also look at your financial situation and talk to you about the price range you may want to be looking at and can provide you with a pre-approval when you find a house that fits your needs and budget.

Once you know your price range, your real estate agent can show you homes that fit your criteria and budget.  It is critical to talk to your lender first since a pre-approval is needed when you are ready to make an offer on a house.  If you are unsure which lender to start with, talk to your agent.  They can make suggestions on local banks and mortgage companies.  Your loan officer and your agent will be with you every step of the way to help the transaction proceed smoothly and keep you informed at every step.

5 Tips to Launch Your Real Estate Career

You’ve just passed your real estate exam and are ready to start your new career.  Here are 5 tips to help you launch.

1. Treat it like a Job. Go to work at 9 am (or whatever your designated “working hours” are) and start your day. Offer to help with what is needed. Dress and act professionally. Act “AS IF”.  Sign up for uptime and be available when the phone rings.  Start your marketing strategy with daily prospecting calls.  Send out your postcards announcing your new profession to the neighborhood.  Start handing out your business calls.

2. Follow a training Plan. Whatever your sales training is, do it the way it is laid out for you. Don’t get creative or skip corners. If your company does not provide a training program, use other resources to follow one. Make your car a traveling classroom. Shadow one of the more experienced realtors in the company.  Offer to help them at an Open House or showing appointment.  It is a great learning experience.

3. Join a Committee at the Board of Realtors. Become embedded in your professional board. Take advantage of what State and National Associations of Realtors has to offer. Treat other Realtors as your A+ customers. Go to events!

 

4. Volunteer on a Local Level. Become an integral part of your community. Southcoast- Serves (www.south-coast-serves.org) has many volunteer opportunities if you don’t have any favorites. There are many opportunities to help out in your community.  Volunteer at school or sporting events.  It will help you get noticed.  Wear your company swag so people will be aware of your new profession.

 

5. Become Dedicated and Informed. Work toward certifications, Follow Real Estate News through sources like Inman News, Bloomsberg, and MAR and NAR. Get on their email news flashes.
