Expanding Your Database Daily!

How do you expand your database of potential clients?  First, take another look at all
of the people who provide services to you.  Your hair stylist is providing you a service.
Wouldn’t it be great if you could do the same for her?  Your mechanic is providing you
a service, wouldn’t it be great if you could do the same for him?

Even if they are not currently in the market to buy or sell a home, you can still be of service
by becoming their information source on all things real estate related. It may take a little
practice, but you need to become adept at offering your services on a regular basis. Just as
you would be interested in receiving car maintenance advice from your trusted mechanic, or
hair color recommendations from your trusted stylist, they will appreciate getting housing
market information from you, their trusted real estate agent. Be careful not to encroach on
another agent’s client.

Create your value communication items – Find sources of real estate related consumer information.  If you are a Realtor, these are readilyavailable on the National Association of REALTORS’ website www.realtor.org.

Rehearse your lead generation conversation – Sketch out and rehearse a potential conversation you might have with someone who provides you a service. Maybe something like:  “You always do such a great job on my hair, Becky.  I hope that some day I can be of service to you.  Do you have a real estate agent that you are working with now?  (If yes, back off.  If no, then continue.) Would you mind if I occasionally sent you
some information on real estate related topics? I will leave you my business card, but what is your mailing or email address?”

Keep at it, and before you know it, asking to be their real estate connection will become second nature and your database will continue to grow.

Real estate career

5 Tips to Launch Your Real Estate Career

You’ve just passed your real estate exam and are ready to start your new career.  Here are 5 tips to help you launch.

1. Treat it like a Job. Go to work at 9 am (or whatever your designated “working hours” are) and start your day. Offer to help with what is needed. Dress and act professionally. Act “AS IF”.  Sign up for uptime and be available when the phone rings.  Start your marketing strategy with daily prospecting calls.  Send out your postcards announcing your new profession to the neighborhood.  Start handing out your business calls.

2. Follow a training Plan. Whatever your sales training is, do it the way it is laid out for you. Don’t get creative or skip corners. If your company does not provide a training program, use other resources to follow one. Make your car a traveling classroom. Shadow one of the more experienced realtors in the company.  Offer to help them at an Open House or showing appointment.  It is a great learning experience.

3. Join a Committee at the Board of Realtors. Become embedded in your professional board. Take advantage of what State and National Associations of Realtors has to offer. Treat other Realtors as your A+ customers. Go to events!

4. Volunteer on a Local Level. Become an integral part of your community. Southcoast- Serves (www.south-coast-serves.org) has many volunteer opportunities if you don’t have any favorites. There are many opportunities to help out in your community.  Volunteer at school or sporting events.  It will help you get noticed.  Wear your company swag so people will be aware of your new profession.

5. Become Dedicated and Informed. Work toward certifications, Follow Real Estate News through sources like Inman News, Bloomsberg, and MAR and NAR. Get on their email news flashes.

summer

Selling Your Home in the Summer

Summer is a great time to sell a home.  While the market tends to pick up in the spring, summer is also a busy and profitable time to put your home on the market. There are many things you can do to put your home in the best light and sell your home quickly and at a great price.

Spruce up the exterior of the home. Mow the lawn, trim the hedges, water the flowers.  Make sure everything looks fresh and clean.  It’s a great time to show your buyers a great outdoor space.  Consider investing in some outdoor furniture if you don’t already have some.  If you do, make sure it looks clean and fresh.  New cushions can make a big difference.  It’s a great way to show them how they can make use of the outdoor space.

A hot day, try to keep the house cool.  Run the AC and highlight the central air if you have it.  Make sure it’s comfortable but not chilly.  You can also serve fresh lemonade and iced tea with lots of ice or even some fresh fruit or cool dip.  Keep the comfortable feeling fresh.

Price the house right! Make sure your home is competitive.  If you start too high and come down, people will wonder why the home is not selling.  Stay at market value and your home will sell quicker!

RASEM

RASEM RED Expo

The Realtors Association of Southeastern Massachusetts (RASEM) held their annual RASEM RED Expo yesterday at White’s of Westport.  The turnout was great! A great day of learning and friendship.

The morning also included a great Property Assessments Valuation & Taxation class with Richard Conti.

Keynote speaker was Cami Baker, author of Mingle to Millions. She had a great talk about networking and your business.

A great hot lunch was served and there were many vendors on hand including Agent Rising Real Estate School, many mortgage companies and tech companies also.

The day finished with the afternoon CEU class of Selling the Sun with Robin Brodsky.  A subject of great importance today especially for realtors and their clients.

It was a great day of learning, fun, and connecting with fellow realtors and affiliates.
