Be The Neighborhood Real Estate Agent

What are consumers really looking for in a real estate agent?  Of course they’d like you to sell their home in a timely manner or help them buy a new house, but they can look up houses on their own on the internet. What else are they looking for?

Real Estate Agents still have the local market knowledge and expertise they are looking for.  It is one of our competitive edges in this day and age.  There are a lot of statistics and facts on the local real estate sites, but not always accurate.   We, as real estate agents can help them sort through the facts and realize what is true in our area.   We may not know everything , but there is a lot you can offer on the trends in selling and buying in your neighborhood.  Especially to clients new to the area, you can offer them information on schools, local spots to dine, and even differences in taxes and education in the towns you serve.  You become the local “expert”.

People like to know about the neighborhoods, they are moving into.  Even new agents, who may not be as seasoned, can capitalize on this by researching and learning the local area and blogging about it on your website.

You can become the “local agent” and that leads to real estate success.

Agent Rising Real Estate School is dedicated to helping real estate agents up their professionalism and take the next step, whether rising to Broker or earning continuing education credits  and learning all the newest real estate changes.  Ready to start real your estate career? finance options

Finance Options When Buying a Home

It’s a great time to be  looking for a new home.  With that, comes all the financial decisions.  Do you have cash or will you be looking for a mortgage loan?

There are many options for residential loans.  Some of these options include:

Conventional

FHA

VA

USDA-RD

State Housing Programs

Jumbo

Renovation Programs

New Construction End Loans for Permanent Financing

Reverse Mortgages

Are you looking for a fixed rate or interest-only loan?  There are also adjustable rates and hybrid arms.

You may be looking for a 1-4 family property, a single-family home or a second home.  You could also be an investor looking to flip a home.

All these options may be confusing but the best first step is to speak with a mortgage lender and discuss your options.  Before you start looking at homes you are interested in, it’s important to meet with a mortgage specialist.  They can explain the different types of loans you may qualify for.  They will also look at your financial situation and talk to you about the price range you may want to be looking at and can provide you with a pre-approval when you find a house that fits your needs and budget.

Once you know your price range, your real estate agent can show you homes that fit your criteria and budget.  It is critical to talk to your lender first since a pre-approval is needed when you are ready to make an offer on a house.  If you are unsure which lender to start with, talk to your agent.  They can make suggestions on local banks and mortgage companies.  Your loan officer and your agent will be with you every step of the way to help the transaction proceed smoothly and keep you informed at every step.

Real estate career

5 Tips to Launch Your Real Estate Career

You’ve just passed your real estate exam and are ready to start your new career.  Here are 5 tips to help you launch.

1. Treat it like a Job. Go to work at 9 am (or whatever your designated “working hours” are) and start your day. Offer to help with what is needed. Dress and act professionally. Act “AS IF”.  Sign up for uptime and be available when the phone rings.  Start your marketing strategy with daily prospecting calls.  Send out your postcards announcing your new profession to the neighborhood.  Start handing out your business calls.

2. Follow a training Plan. Whatever your sales training is, do it the way it is laid out for you. Don’t get creative or skip corners. If your company does not provide a training program, use other resources to follow one. Make your car a traveling classroom. Shadow one of the more experienced realtors in the company.  Offer to help them at an Open House or showing appointment.  It is a great learning experience.

3. Join a Committee at the Board of Realtors. Become embedded in your professional board. Take advantage of what State and National Associations of Realtors has to offer. Treat other Realtors as your A+ customers. Go to events!

4. Volunteer on a Local Level. Become an integral part of your community. Southcoast- Serves (www.south-coast-serves.org) has many volunteer opportunities if you don’t have any favorites. There are many opportunities to help out in your community.  Volunteer at school or sporting events.  It will help you get noticed.  Wear your company swag so people will be aware of your new profession.

5. Become Dedicated and Informed. Work toward certifications, Follow Real Estate News through sources like Inman News, Bloomsberg, and MAR and NAR. Get on their email news flashes.

sell your house

Still Time to Sell Your House in 2019

Many sellers may be on the fence about selling their home this year.  Should I wait until Spring?  I don’t have too much time before the holidays and the end of the year.  Maybe I should wait.

But there are some good reasons why you may want to sell in 2019 rather than waiting for 2020.

Home prices have risen slightly as well as interest rates, but serious buyers, especially millenials are still buying homes.  Interest rates are still relatively low  and inventory is still on the lower side.  This is good news for sellers.

Right now 2020 is still an unknown.  Home prices may rise slowly but interest rates could creep up pricing some buyers out of the market.

There is still plenty of time to list your home and get it sold before the year ends.  Houses always look cozy and warm in the fall and it is a great time of year to add tasteful decorations consistent with the season and weather.

There is talk of a recession in the coming year.  Now may be the time to get your house listed before a recession becomes a reality.  Whether you believe the recession is likely or a long way off, current real estate trends indicate a sudden upswing in activity or prices is unlikely in the near future.

Are you interested in real estate?  Are you ready to start the path to a career as a real estate agent?  Agent Rising Real Estate School has everything you need to pass your real estate test.  We offer online as well as LIVE hours to fulfill your requirements to sit for your real estate exam. We are in the middle of a LIVE Bootcamp.

Visit www.agentrising.com or call 508-997-8844 for more information and to sign up today.  You could start your real estate career by the end of the year.
