What Are Buyers Looking For?

What are buyers really looking for in a house?  Of course, there are the staples we all think of, first and foremost being location, location, location.

There are also a certain number of bedrooms and bathrooms, maybe an open floor plan or granite countertops,  and the price is always a deciding factor, but there are other factors that clients may not even be aware of.

Is the house a true fit?  Many buyers subconsciously either love a  house, hate it, or are indifferent.  It could be associated with certain smells, that either remind them of a house they loved or didn’t love.  It could be a house that reminds them of a home  from their childhood with good memories.  It could have certain features that really sell it for them, like a fireplace, or a beautiful staircase.  Either way people sometimes react to houses in a way that even they don’t understand.

If it’s a house they love, they will do everything possible to own it.  The hard situation is when one of the buyers is in love and one may be indifferent or even not liking the house at all.

With a competetive market and low inventory, buyers may have to make an offer quickly on a house they love to avoid missing out.  Making a competitive offer is key to buying the house of their dreams.

Some clients will say that certain houses just feel right, like their home.  When that happens, it’s a great feeling.  It’s a harder situation when they keep looking but find a lot of houses that they feel “ok” about but not enough to make an offer.

Usually they will find their dream house, it’s just a matter of time.  It may take a lot of patience, but when they find their true fit, it’s worth it.

Christmas in the Tri-Town

Christmas is almost here and the tri-town of Marion, Mattapoisett, and Rochester are always host to some great events celebrating the holidays.

Saturday, December 7th, the Old Rochester Regional High School Drama Club will have a matinee show of “Elf the Musical” at 12:30 pm. The show will conclude with a visit from Santa for a meet-and-greet with the kids. Don’t forget your cameras.

Also, on Saturday, December 7th is the annual “Santa Run: 5K. Hundreds of “Santas” will be running through the village of Mattapoisett. The “Youth Elves Run” fun run  for ages 13 and under, will start at 12:30 pm and the Santa Run 5K will start at 1:00 pm. The Santa Run has been changed from Downtown New Bedford to Mattapoisett this year.

Sunday, December 8th, brings Santa to the Rochester Senior Center on Dexter Lane for the Lion’s Club annual “Breakfast with Santa.” The event will run from 8:00 am to 11:00 am with a full breakfast menu.  There will also be holiday crafts, games, and cookie decorating.  The Lions suggest a $5 donation for photos with Santa.

Sunday, December 8th, also brings Santa to Marion at the Benjamin D. Cushing Community Center annual “Pizza with Santa” from 11:00 am to 1:00 pm. They will be collecting new, unwrapped toys for it s “Fill a Cruiser” toy drive for area children in foster care and adoption services.

Also, on Sunday, is another matinee at 2:00 pm for “Elf the Musical”

Sunday also features the favorite Marion Holiday Stroll at 3:00 pm. Santa will arrive at the Marion Town Wharf off Front Street and board his horse-drawn carriage for a parade through the village. Word on the street is the Grinch may be spotted also.  The event is from 3:00 pm to 5:30 and will end with the tree lighting at Bicentennial Park at the corner of Main Street and Spring Street.

Rochester will hold their Annual Tree Lighting on Monday, December 9th at 6:30pm on the Rochester Town Green in front of the Town Hall.  The Rochester Memorial School Band and Chorus will be performing and of course there will be a visit from Santa on his Fire Engine.

Santa will be back on Saturday, December 14th from 3:00 pm to 5:00 pm at the Mattapoisett Holiday in the Park.  The big tent will feature fresh food from local restaurants and a performance by the Showstoppers.

It’s a great time in the tri-town.  Come on out and enjoy the festivities!

Holidays are a Great Time to Buy

holidaysThe holidays will soon be here and it’s a great time to spend with family and friends. On another note, it’s also a great time to buy real estate. You may have to brave the elements, and put up with the craziness of the holidays, but it is definitely worth it.

Although inventory is generally limited, if you are persistent, you have less competition and can negotiate a great deal.

Also, sellers are usually motivated if they decide to put their home up for sale during the busy holidays.  There are many reasons why a seller may have to sell their home soon, such as relocation or they may want to be in their new home by Christmas. This can all work in a buyer’s favor.

There may be great tax advantages to closing before the end of the year depending on your tax situation.  If you are in the market for a new home, it can be a great decision to start looking.

Interest rates are always fluctuating but tend to lower at the end of the year.  It’s not a given, but a trend a buyer can take advantage of.

Sometimes closings are quicker at this time of year.  Even though lenders, and real estate agents are busy with their own holiday plans and work less, there is a great incentive to close before Christmas and finish the deal before the New Year.

Buying and Selling in the Winter

We all know the line that Spring is a great time to buy or sell a home.  While that may be true, selling or buying a home in the winter can be a great idea especially if your house is ready and you’d rather not wait.

The housing market is still low on inventory, and serious buyers are out looking during the winter months more than ever before.  New Year’s Resolutions to get serious and buy a new home may come into play in mid-January.  The holidays are over and the busy spring and summer is not here yet, so this could be a great time for buyers to get looking.  Most buyers looking at this time of year are serious.

Buyers are usually less put off by days on the market at this time of year.  They realize the holidays could stall a sale  and will still consider homes that have been on the market for a little while within reason.

Selling your house now could mean less competition for the new home you want to buy.

Choose your price carefully! Check out the comparables and be realisitic.  Now is not the time to overprice your home. Don’t despair. If it doesn’t sell quickly, the busy spring market is right around the corner.

Winter is also a great time for buyers, even though inventory may be lower, there will be less competition and sellers are usually pricing their homes to sell.

Sellers are motivated to sell and may be ready to take your offer.  There is less of a chance of getting into a multiple offer situation.

Also, this might be a slower time for your agent, so they have more time to devote to finding you a home.

Winter is a great time for buyers and sellers alike, so bundle up and get out there.

Real Estate 2020

What will 2020 bring in the real estate world?  Here is the latest news on how the real estate market will fare in the New Year!

The indicators are predicting that home sales will increase and be a shining star in the economy of 2020.  Sales from existing homes and new homes will keep the real estate market on solid ground.

Real estate sales activity are predicted to increase in 2020, contrary to past beliefs that sales would decrease in the coming year.  The reason for this could be linked to low mortgage rates.

Inventory still continues to be an issue.  There is a shortage of homes to sell in comparison with the buyers out there looking. This is more of an issue with lower-priced homes and first-time home buyers. This means more time to find the house of your dreams.

While predicting the future is never completely accurate, mortgage rates are predicted to creep up slightly but still stay under the 4% mark.  This is good news for buyers and can help with their sense of urgency to find a home.

House prices are expected to rise in 2020 but at a slower rate than 2019.  It all depends on what housing market you are looking at.  Some markets are actually seeing a price drop which may continue in 2020.

Since home prices have risen in the last few years and mortgage rates have stayed lower, the country will see a lot of refinancing in the year ahead.

All in all, 2020 seems like a year of small changes and could look a lot like 2019.
