Scavenger Hunts and Agent Rising

What does a scavenger hunt has to do with Agent Rising Real Estate School?  Well, if you are instructor, Kate Lanagan MacGregor, a scavenger hunt is a great way to get your students out and about and learning what it takes to be a real estate agent.

October Boot Camp

Agent Rising Real Estate School had their latest Boot Camp on Friday, October 4th and Saturday, October 5th!  It was a great two days of learning and realtor working experiences.  Dick Lee, a student did a great presentation on mortgages.

It was a great group of past and present students who all had something to bring to the table.  Kate Lanagan MacGregor led the class with lots of new information and day to day real life  situations.

Fall Curb Appeal

According to HGTV, here are some tips to enhance your curb appeal this fall, and get your house sold.

Spruce Up Your Lawn

While brilliant fall foliage can automatically make your home look more attractive for showings, that doesn’t mean you can slack off on lawn maintenance during this season. Keep falling leaves at bay with frequent raking and patch up any brown spots in the grass.

Plant Fall Flowers

Once your lawn is looking its best, spice it up with a splash of color. As your summer plants start to fade, replace them with vibrant mums or other colorful flowers.

Highlight Your Front Door

Making your front door the focal point of your home’s exterior is a good tactic no matter what time of year you decide to sell your home. During the fall, a simple wreath of fall foliage and flowers can add an inviting touch. A fresh coat of paint in a vivid red can also make your entrance stand out.

Clean Up the Exterior

When fall rolls around and the trees shed their leaves, your home becomes more exposed, making its exterior appearance extra important. Before putting your home on the market, pressure wash the exterior and clean the windows. If the paint is chipped or faded, applying a fresh coat will do wonders to revive your home’s appearance.

Clear Out All Gutters

Staying on top of yearly and monthly maintenance lets buyers know you care about your home’s upkeep. During the fall, be sure to clear your gutters and downspouts of leaves and other debris, which will protect your home from water damage.

Add Outdoor Lighting

As the days get shorter, it becomes increasingly important to provide potential homebuyers with a safe path to your front door. Use decorative lights to illuminate walkways, and install flood lights or lanterns to brighten up entrance areas.

Keep Decorations Simple

While subtle fall decor – a wreath on the door or pots of seasonal flowers – will make your home look inviting and fresh, going overboard will distract buyers from your home itself. Save your scarecrows and spooky Halloween decorations for another year.

What Makes a Good Real Estate Agent

Being a good real estate agent means you take on a variety of roles. You are a salesperson, a buyer’s advocate, a negotiator, a business manager, a consultant, and a community expert to name a few.

What are some good traits  a real estate agent should possess?

Creativity– to help market a home successfully and find solutions for problems that may turn up during the transaction.

Self-motivation–  You are your own boss.  You have the potential to do as much business as you’d like.  It takes a lot of hard work and dedication but your potential is limitless.

Honesty is a key part of being a real estate agent.  You are required to disclose what you know about the property to your clients. Honesty is always the best policy.

Having an interest in real estate is a big plus.  If you love real estate and the whole architecture of homes, you will never feel it’s a job if you love every aspect of it.

A caring attitude is a big part of being a real estate agent.  This is a big step in your client’s life filled with anxiety and indecision.  Having a warm, caring personality will help your clients through their transaction with less worry.

Having attention to detail is a great trait to have.  There are many minute parts to a real estate transaction and you have to be thorough in your job and dot every i and cross every t.

Learning is a big part of being a great real estate agent.  Keeping up with tech trends to help your clients navigate the market more smoothly is important as well as learning about the neighborhoods and schools of the communities you are serving. Keeping up to date with new laws and trends is important too.

Important Real Estate Terms

Are you ready to become a real estate agent? Here are some important terms you will need to know.

Buyer’s agent and Listing Agent:  A buyer’s agent represents the buyer in a transaction and the listing agent represents the seller.  They may also be called a seller’s agent.

Fixed rate vs. adjustable rate mortgage:  A fixed rate mortgage has a rate that doesn’t change for the life of the loan, common in a 30-year fixed-rate mortgage.  An adjustable rate mortgage varies over the life of the loan.

Pre-approval letter:  A pre-approval letter is given to a buyer by their lender with an estimate of how much they are willing to loan the buyer.  It is necessary to put an offer in on a house.

Home Inspection: A Home inspection is usually scheduled after an offer is accepted on a home.  A home inspector is hired by the buyer to thoroughly inspect the house top to bottom and inform the buyer of any major issues or defects and long term problems.  The cost can be between $500-800 dollars.

Appraisal:  The lender will order an appraisal of the property prior to closing.  A licensed appraiser will come out to the house and estimate the house’s value as compared to other comparable homes in the area.

Offers and Purchase and Sale contracts:  A real estate agent will fill out an offer for the buyer with the price they are willing to pay for the home and any contingencies they are asking the seller to make.  The seller will either accept the offer or offer a counter-offer to the buyer until a price is agreed upon.  If the offer is accepted, a purchase and sale will be drawn up by the real estate agent or the seller’s attorney.  It is always a good idea to have an attorney look over the purchase and sale on both the buyer and seller end before it is signed.  Once signed, a deposit is given to the seller’s  agent to be put in an escrow account.  This contract is legally binding.

Closing Costs:  These are the expenses that the buyer and seller will be responsible for at closing time.  These include attorney fees, recording fees, tax stamps, and property tax to name a few.

LIVE Bootcamp Schedule at Agent Rising

Agent Rising Real Estate School is excited to announce it’s next Live BootCamp Hours. The next LIVE Bootcamp at the BOLD Welcome Center at 145 Fairhaven Rd. in Mattapoisett, will be on Friday, October 4th and Saturday, October 5th from  8:00 am to 6:30 pm on both days.

Kate Lanagan MacGregor is also leading a Lamacchia Group Orientation  on Sunday, October 6th  from 10:00 am to 12 pm. at the Lamacchia headquarters in Waltham. Then students will have four weeks to do their online hours to be completed by November 1st. The final days will be on Saturday and Sunday November 2nd and 3rd from 9am-7pm.  Anyone can take the course as there is no requirement to join Lamacchia Realty after becoming licensed.
